05 / Commercial flooring
Build the workplace from the floor up.
Commercial flooring is specified for the office that will use it. Carpet tile, sheet carpet, vinyl, resilient flooring, laminate and other named systems are options, not a default package.

The floor has to work as hard as the space above it.
Final materials and specifications are confirmed according to the individual project.
Conceptual flooring study
- Carpet tile
- Repeatable modules for open floors, with a joint that can follow the setting-out grid.
- Commercial carpet
- Broadloom or sheet carpet where a continuous surface is specified.
- Vinyl
- A resilient sheet or tile finish for areas that need a wipeable surface.
- Resilient flooring
- Rubber, safety or other resilient systems specified for the use of the room.
- Laminate
- A timber-look or decorative floor where the specification and substrate allow it.
- Specified systems
- Entrance matting, raised-access finishes or other systems named in the project specification.

Traffic
The route from reception to the working floor is not the same as a quiet room.
Appearance
The floor is part of the workplace palette, agreed from samples.
Maintenance
Cleaning and replacement strategy belong in the specification.
Substrate
Existing floors, screeds and raised access affect what can be laid.
Transitions
Thresholds between finishes need a drawn detail, not a surprise on site.
